Renovating an old house in Luxembourg: key points to consider before getting started
Renovating an old house allows you to preserve its charm while improving its comfort and energy performance. However, this type of project requires rigorous preparation. Behind the coverings, issues such as humidity, outdated networks, or weakened load-bearing elements may arise. A comprehensive diagnosis helps anticipate these constraints before defining the work.

Check the structure and the roof

Before modifying the fit-out, it is essential to examine the foundations, load-bearing walls, floors, framework, and roofing. Cracks, deformations, or infiltrations may indicate disorders that require urgent intervention.

The removal of a partition is not always trivial: it may contribute to the stability of the building. Opening a load-bearing wall, creating a bay, or fitting out the attic must be subject to a technical study. A structural engineer can determine the necessary reinforcements.

Identify and address humidity

Basements and old walls are particularly exposed to rising damp, infiltrations, and condensation. Before repainting or insulating, it is necessary to investigate the source of the problem: waterproofing defects, insufficient drainage, leaks, thermal bridges, or inadequate ventilation.

Masking stains with a waterproof covering does not solve the cause and can trap moisture in the masonry. Solutions must respect the functioning of existing materials, especially in traditional constructions.

Identify hazardous materials

Some old houses may contain asbestos in the fiber cement roofing, pipes, adhesives, floor tiles, insulation, or other construction products. The risk mainly arises when these materials are drilled, cut, or removed.

Before demolition or heavy renovation, it is wise to have suspicious materials analyzed. In the presence of asbestos, the work must comply with applicable safety regulations and be entrusted to qualified professionals. Other pollutants, such as lead in old paints, may also warrant investigation.

Check the electricity, plumbing, and heating

An old electrical installation may no longer meet the housing needs. Pipes may be corroded, drainage may be poorly sized, and heating may be expensive to use.

A technical check helps identify which equipment to keep or replace. These interventions should be planned before wall coverings, flooring, and painting to avoid costly rework. It is also important to anticipate the placement of outlets, water points, and future equipment.

Build a coherent energy renovation

Insulation, windows, ventilation, and heating should be considered together. Replacing only the windows may make the home more airtight without ensuring sufficient air renewal. The risk of condensation and mold may then increase.

An energy assessment helps identify the main heat losses and determine the correct order: roofing, walls, floors, joinery, ventilation, then heating system. This approach improves comfort and avoids oversizing the new equipment.

State, municipal, or energy-related aids can support certain works. Their conditions and the timing of the application must be verified before signing orders or starting the construction site.

Inquire about permits

In Luxembourg, construction, transformation, or demolition works are generally subject to a building permit, but municipalities may exempt certain minor works. The application is submitted to the mayor of the concerned municipality.

A modification of the facade, roof, openings, volume, or use must therefore be checked in advance. If the house is protected at the national or municipal level, specific regulations may govern materials, colors, or joinery. Certain restorations of historical buildings may be eligible for a grant, to be requested according to the established procedure.

Establish a realistic budget

In older buildings, the actual condition of certain elements only becomes apparent after removal. Allow a margin for unforeseen expenses and prioritize expenditures: stability, waterproofing, sanitation, networks, insulation, equipment, then finishes.

A precise schedule is equally important. It limits interruptions, coordinates the various trades, and allows you to know if the housing can remain occupied during the construction work.
